Selling your home

Selling your home today requires a skilled and experienced agent who can provide thoughtful marketing and an in depth understanding of your neighborhood. We are licensed REALTORS® who can provide a timely competitive market analysis, develop a pricing/positioning strategy and reach out to the broadest audience of potential buyers. We are seasoned and trusted advisors who can guide you through the sale of your home and with any challenges that may arise. As REALTORS®, we also adhere to a strict code of ethics and always put our clients’ interests before our own.


Our first meeting

 

Our first meeting is all about getting to know you and your goals regarding selling your home. Working together we will create a time line, pricing strategy and marketing plan that best suits your objectives. 


Home Prep and Getting ready to List

 

Once we have determined the plan of action, the prep work begins for all of us. While you prepare the house (decluttering, painting and making small repairs) we arrange for the house to be photographed/filmed, we create a dynamic description of the property, highlighting all it's features for the webpage and listings and start spreading the word about your amazing house within our network.


Your House hits the market

 

Your listing will go live on a strategically chosen day and your marketing plan will launch in unison. We will happily host an open house the first weekend your house is on the market, personally inviting our local contacts as well as everyone in your neighborhood.

The first two weeks your house is on the market are the most important and throughout this time we will actively engage with buyers and brokers viewing the house to gather appropriate feedback. Taking this feedback into consideration we will navigate any changes needing to be made for a successful sale of your home.


Offers received

 

All offers will be gathered and presented to you, offering our opinion and advice where needed. We will over see the negotiations on a counter offer and manage the acceptance of an offer you approve of. 

Once the offer is accepted and signed we will work hand in hand with the buyers broker and the attorneys on both sides to ensure an effecient and timely closing.

Home Inspection

 

If the buyer chooses to have the home inspected we will coordinate the time and date with their agent. We will walk you through any items that arise and will manage the negotiations on having the items remediated.

 

Purchase and Sale

 

The Purchase and Sale (P&S) is a legally binding agreement which will serve as a blueprint for the sale of your home and generally occurs within two weeks after the offer is accepted. 

Your attorney will create this document on your behalf along with the attorney representing the buyer.

When all of the terms of the sales contract are agreed to, the document is signed or ‘‘executed’’ by the seller(s) and buyer(s) and used as a cornerstone for the rest of the sale process.

 

Final Walk Through and closing

 

Once you have fully moved out of the home and prior to closing we will coordinate with the buyers agent a final walkthrough. Once this walkthrough is done we will attend the closing on your behalf and hand over the keys and any other necessary information on the home.
