One of your best tools in finding your next home is a good real estate agent who is immersed in the market on a daily basis and that is where we come in.  

We, as your buyer’s agent, work on your behalf, unlike seller’s agents, who are accountable by law to the seller. Buyer’s agents can not only help you pick out a home, but can also negotiate your best interest and spot potential hurdles before they become real problems. As experienced agents we look objectively and carefully at a property, spot potential problems, and point out material defects as well as the positives of a property.


Finding your home

 

At our first meeting we will get to know more about you and what you are looking for. With this information we will create a custom search sending you updates as appropriate new matches come on the market. Once you've selected houses of interest we will set up and accompany you on showings. We will also gladly join you on attending open houses, managing the communication with the brokers you meet along the way.

Feedback is a key component while looking at homes so that we understand exactly what you like and dislike about what you are seeing. This will help us cater your searches and ensure we are showing you targeted homes to your liking.

 

Offer to Purchase

 

Once you've found "the one" we will work together on writing your offer. We will review recent sales in the neighborhood to help determine the purchase price you would like to offer. This market analysis is also of benefit in helping make better-educated decisions during the negotiating phase if needed.  We know best how to write and present your offer, along with the best strategy on getting yours accepted. 

Included with your offer letter will be your letter of pre-approval showing the sellers that you are a qualified and motivated buyer. Also included will be a deposit known as ‘‘earnest money’’ which shows you are serious about buying this particular home. This deposit money is held in trust and applied against the down payment. If the sale does not go through, the earnest money will be forfeited or lost unless the binder or offer to purchase expressly provides that it is refundable.

The full offer packet is submitted to the sellers who will then either accept it, reject it, or counter it which will then initiate the negotiation process. Our experience and knowledge of the market will help you navigate this process.  Our goal is to negotiate the best possible price and terms for your and help you obtain a mutually satisfactory agreement with the seller. Once accepted, the offer and acceptance form a legally binding contract.

The process takes off once your offer has been accepted, now is the time to finalize your financing while we organize home inspectors, appraisers, and any other needs required.

Home Inspection

 

Within a specified time frame noted on your offer you have the option to have the home inspected. The inspection is done by a hired Professional to evaluate the quality and safety of its plumbing, heating, wiring, appliances, roof, foundation, etc. Once the inspection has occurred we will assist you with writing, submitting and negotiating your list of requests for repairs. Any negotiated items will then be included as an addendum to your Purchase and Sale.

 

Your Attorney

 

Here in Massachusetts, Real Estate Attorneys preside over the closings of real estate purchases. Choosing the right attorney to guide you thru this process is of the utmost importance. Your attorney will examine all the documents, and work with the seller's attorney. He/she will know what to be concerned about and what won't be a problem. They negotiate the terms of the P&S with the seller's attorney and we will work with your attorney in an effort to resolve all issues that may occur.

 

Purchase and Sale

 

The Purchase and Sale (P&S) is a legally binding agreement which will serve as a blueprint for the purchase of the property and generally occurs within two weeks after the offer is accepted. 

Your attorney will create this document on your behalf along with the attorney representing the seller.

When all of the terms of the sales contract are agreed to, the document is signed or ‘‘executed’’ by the seller(s) and buyer(s) and used as a cornerstone for the rest of the sale process.

 

The Appraisal

 

Your mortgage lender will arrange for an appraisal to be done of your chosen home. The appraisal is a professional appraiser’s estimate of the market value of a property based on local market data and the recent sale prices of similar properties. 

 

Mortgage Commitment Due

 

This date verifies that the loan you have applied for regarding this specific house has been approved. Once the house had been appraised your mortgage application is now in full gear. Depending on the type of loan and the amount of time needed for underwriting this process can take up to a month.

CLEAR TO CLOSE

 

Your mortgage lender has reviewed all of your documentation and all requests have been met. This is the final stage that needs to occur before the can create your closing disclosure which you will receive and need to sign at least three days prior to your scheduled closing date.


FINAL WALKTHROUGH

 

We will do your final walkthrough of your new home just prior to your closing ensuring that the home is in it’s expected condition. We will confirm that any items from the inspection checklist have been taken care of and that all items negotiated to remain are present.

 

Closing

 

The attorneys will determine the time and location for you to sign all of your paperwork. You should confirm beforehand with your attorney any balances that are due and bring your checkbook along with two forms of identification with you. At this time you will go through all of your mortgage paperwork with your attorney and once all documents are signed they will file the sale with the registry of deeds and you will be handed the keys to your new home!
